Different types of ADUs

ADUs come in different shapes, sizes, and locations. They are, however, classified according to their location on the property in relation to the main housing unit, not according to their design or size. Roughly, ADUs can be classified into about six different types. They are:

  • Attached ADU

This is an ADU that is joined to the main housing unit via one or more walls. The attractiveness of an attached ADU comes from the fact that building it is often easier compared to that of a detached ADU. As a dwelling unit, the occupant gets to be close to members in the main unit. This can be a huge plus if the occupant is a relative or guest. However, if the occupant of the ADU is a stranger then it could be a negative to have them so close to the main house due to privacy reasons.

  • Detached ADU

A detached ADU is located on the same property as the main house, just not joined to each other. Some ADUs are adjacent to the main unit and others allow for some separation. The separation allows for privacy, especially if you want the occupant to feel independent and at home. These types of ADUs are ideal for older kids, step parents, domestic workers, and tenants; sometimes, guests too.

  • Garage ADU

This is an ADU that has been built through a garage conversion process. This means the ADU is located where the garage used to be. A garage ADU works well if the size of the garage is ideal for your intended ADU. That means it has to be large enough. Garage ADUs are not very expensive because there is a floor and three main walls around the room. For such a project the exterior wall is usually remodeled, the floor is finished, usually the ceiling too, and the A/C and plumbing are installed.

  • Above Garage ADU

If you must retain your garage space, which is good for resale value, you can opt for an above garage ADU. As the name suggests, such an ADU sits atop the garage. If your garage has a flat roof the project goes easier as opposed to where there is a slanted roof that has to be taken apart first (even through it can be erected atop the finished ADU in the end). Although you get to retain your original garage space, there is the risk of obstructing views from the main housing unit. But that is often a small inconvenience that can be overlooked.

  • Upper level ADU

An upper level ADU is located within the main housing unit but on the upper level, maybe the second floor. In most cases the occupant of that ADU will have a separate entrance for reasons such as security and privacy. An upper level ADU can be straightforward or difficult depending on the build of the existing unit. Our Los Angeles design team can make a site visit and advice if it is ideal for you. Some of the advantages of an upper level ADU include:

  1. You do not sacrifice any outdoor space.
  2. There is no obstruction to outside views.
  3. You do not sacrifice garage space.
  • Basement ADU

If you have a basement in your home you can turn that, too, into a separate dwelling unit. The unit can be used by tenants, guests, or in-laws. If privacy and security are a factor then a separate entry point is created to keep both parties at ease.
